Why suburbanization in the United States and Canada?

A key reason for the suburbanization that took place in the US and Canada is because there was  lower land costs. The lower land costs is known to be one that made the issue of housing to be very affordable to the people.

The issue of gentrified neighborhoods or areas of New Urbanism redevelopment affected the larger metropolitan area's housing economy because it made businesses to relocate to low-income places and thus lead to an increase in terms of property values and as such people were unable to afford housing.

The way that redevelopment using New Urbanism changes the population density of a city is through the act of sharing the population into a better scope or range of space.
